You can look up your property taxes online using the Tax Lookup page on the Sedgwick County website. Property tax levies for Maize residents are based on the assessed value of their property which is determined by the Sedgwick County Appraiser’s Office.
If a home has an appraised (market) value of $200,000, its assessed value will be $23,000. This number can be calculated by multiplying the appraised value by the residential assessment factor which is 11.5%. The assessment factor for agricultural properties is 30% and 25% for commercial properties. Other property class assessment factors (rates) can be found on the valuation notice.
$200,000 x 11.5% = 23,000 (Assessed Value) (Appraised value X residential assessment factor) = Assessed Value
The assessed value is then multiplied by the mill levy (tax rate) then divided by $1,000. (Properties with assessed value over 23,000, receive a school tax exemption of $46.00. Assessed value under 23,000 is a pro-rated amount of the $46.00 school tax exemption.) The owner of this house will pay a total of $3,549.66. The City of Maize will receive $988.54 of the total tax bill. This breaks down to $82.38 per month in support of city services including police protection, street maintenance, economic development, park/building maintenance, code enforcement, etc.
(23,000 x 154.333) ÷ 1,000 = $3,549.66 - $46.00 = $3503.66 (Total Property Tax) (Assessed value X mill levy) ÷ 1,000 = Property Tax – school tax exemption = Total Property Tax
Using the example of a home with appraised value of $200,000 and assessed value of $23,000. The owner of this house will pay a total of $3,549.66 in property taxes. The City of Maize will receive $988.54 of the total tax bill. This breaks down to $82.38 per month in support of city services.
(23,000 x 154.333) ÷ 1,000 = $3,549.66 - $46.00 = $3,503.66 (Total Property Tax) (Assessed value x mill levy) ÷ 1,000 = Property Tax - school tax exemption = Total Property Tax
(23,000 x 42.980) ÷ 1,000 = $988.54 (City of Maize portion of Total Property Tax) (Assessed value x city mill levy) ÷ 1,000 = City of Maize portion of Total Property Tax
EXAMPLE: If the City of Maize raised the mill levy by 1 mill (using example of home with appraised valued at $200,000 and assessed value of $23,000):
(23,000 x 43.980) ÷ 1,000 = $1,011.54 (City of Maize portion of Total Property Tax) (Assessed value X city mill levy) ÷ 1,000 = City of Maize portion of Total Property Tax
$1,011.54 - $988.54 = $23.00 increase $23.00 ÷ 12 months = $1.92 per month increase
EXAMPLE: If the City of Maize lowered the mill levy by 1 mill (using example of home with appraised valued at $200,000 and assessed value of $23,000):
(23,000 x 41.980) ÷ 1,000 = $965.54 (City of Maize portion of Total Property Tax) (Assessed value X city mill levy) ÷ 1,000 = City of Maize portion of Total Property Tax
$988.54 - $965.54 = $23.00 decrease $23.00 ÷ 12 months = $1.92 per month decrease
The Sedgwick County Appraiser’s Office is responsible for the appraising each home at its fair market value, as required by Kansas law (K.S.A. 79-503a). Kansas Constitution Article 11, § 1. System of taxation; classification; exemption: (a)The provisions of this subsection shall govern the assessment and taxation of property on and after January 1, 2013, and each year thereafter. Except as otherwise hereinafter specifically provided, the legislature shall provide for a uniform and equal basis of valuation and rate of taxation of all property subject to taxation.
